1. What ZentedOut is

ZentedOut is a rental portfolio manager that helps landlords and tenants in India create rent agreements, track payments, generate receipts, and manage TDS compliance. By using ZentedOut, you agree to these terms.

2. Accounts

  • You must provide accurate information when creating an account.
  • You are responsible for maintaining the security of your account credentials.
  • One person or legal entity per account. Sharing accounts is not permitted.

3. Free features

The following features are free to use: property and tenant management, rent agreement wizard, agreement import, payment recording and confirmation, receipt generation, UPI payment links, rent reminders, TDS compliance tracking, and payment history.

We reserve the right to introduce usage limits on free features in the future, with at least 30 days’ notice by email.

4. Paid features

eStamp and Aadhaar eSign services are paid. Pricing is displayed before you commit, including a breakdown of stamp duty (pass-through at state rate) and the ZentedOut service fee. Payments are non-refundable once the eStamp has been procured, as stamp duty issued for a specific agreement is generally not recoverable from the state authority.

5. Your data and content

  • You retain ownership of all data you enter or upload to ZentedOut.
  • You grant us a limited licence to process your data solely to provide the service (e.g., extracting fields from uploaded PDFs, generating receipts, sending email notifications).
  • You are responsible for the accuracy of the information you provide, including rent amounts, PAN numbers, and lease terms.

6. Not legal or tax advice

ZentedOut provides tools for compliance tracking and document generation. It is not a law firm, chartered accountancy practice, or financial advisory service, and does not provide legal, tax, or financial advice. ZentedOut is not a substitute for professional legal counsel or a chartered accountant. TDS calculations, Form 141/144 data, and compliance status indicators are based on the information you provide and the rules under the Income-tax Act, 2025. You are responsible for verifying accuracy and consulting a qualified professional where needed.

7. Agreement generation

Agreements generated through the wizard are based on templates and clauses you select. ZentedOut does not guarantee that any generated agreement is enforceable in your jurisdiction. For legally binding agreements, use the eStamp and eSign service, and consult a lawyer for any tenancy with complex terms, commercial properties, or significant deposit amounts.

8. AI-based extraction

When you upload a rent agreement PDF, we use an AI inference service to extract fields such as names, dates, and rent amounts. Extraction is best-effort and may contain errors. You should review all extracted fields before relying on them.

9. Prohibited use

  • Do not use ZentedOut to create fraudulent agreements or misrepresent tenancy terms.
  • Do not upload documents containing information you are not authorised to share.
  • Do not attempt to reverse-engineer, scrape, or abuse the service.

10. Availability and liability

We do not guarantee uninterrupted service. We are not liable for losses arising from downtime, data errors, missed deadlines, or incorrect TDS calculations. Our total liability is limited to the amount you have paid us in the 12 months preceding the claim. For free-tier users, this limit is nil.

11. Termination

You can delete your account at any time. We may suspend or terminate accounts that violate these terms. On termination, your data will be deleted within 30 days, except where retention is required by law.

12. Data protection

Your use of ZentedOut is subject to the Digital Personal Data Protection Act, 2023 (DPDPA) and the Information Technology Act, 2000, as applicable. See our Privacy Policy for details on how we collect, use, and protect your data.

13. Governing law

These terms are governed by the laws of India. Any disputes will be subject to the exclusive jurisdiction of the courts at Bengaluru, Karnataka.

14. Changes to these terms

We may update these terms from time to time. Changes will be posted on this page with an updated date. Continued use of ZentedOut after changes constitutes acceptance.
